THe land

New York Land & Lakes acquired this farm when the family that owned it sold to settle an estate. There haven't been cows here in many years, and the old buildings are long gone. What's left is rolling pastureland growing back wild with honeysuckle and apple trees — small brooks, quiet ponds, and riverside woodlands.

The star is the Susquehanna River, which borders all but one of the parcels. This is the same river that begins in Cooperstown — "America's Perfect Village" — just 11 miles north.

Every parcel is approved for building, with soil tests performed by a licensed professional engineer. Utility service runs along the road at each parcel, and title is clearno liens, no back taxes. Under current zoning, these parcels can also support commercial use with township approval.
